You can find good property rental price that has ocean view in OC for less than the quoted price in this thread in gated community. Same size, more amenities. Anyway I don't wish to derail this further.

My neighbour back where I lived before payed close to $20000 to get fibre optics to our area. I didnt pay a penny but still got the benefits! Pretty sure it was payed by corporate money though. Anyway, what Im trying to say is that it could be the price to draw a cable as well.
