Hi everybody. So this may seem weird that I wrote a TvZ guide? How strange! For those who aren't aware I normally write Zerg guides with 2 released for LOTV already.
I have been running into a strong hellbat/ghost push lately on the Korean Server.
For the zergs here are my previous guides:

Build Order
- 14 - Supply Depo
- 16 – Barracks
- 16 - Refinery
- Rax finishes - Orbital Command and make a reaper
- 20 – 2nd Refinery and 2nd Command Center
- 21 - 2nd Supply Depo
- 23 - Factory
- 25 - Reactor on Rax
- 26 - 2nd rax
- 30 - Put tech lab on both rax
- Reactor done - Put Factory and produce Hellions
- 33 - Ghost Academy
- Ghost Academy Finishes - Pump out ghosts
- 55 - Get Armory
- 60-65 - Start moving out with the ghosts/hellions amd morph into hellbats
- Maintain ghost/hellion production, use Snipe on Roach/ravager and Queens
Further Elaboration on the build
Essentially as a Terran the ghosts are used to snipe queens/roaches/ravagers while hellbats deal with the lings. This timing hits at around 6-6:30. There isn't too much else to add, as a transition you can try going into standard Bio if you don't kill them, but if you don't do any damage you are probably dead.
As another note, I do not know how this fairs against a fast roach/ravager rush. I imagine if you scout that with a reaper you will need to adapt. I haven't done a fast roach/ravager rush versus anyone doing this build so I don't know how it fares, you guys can tell me .

I only have one replay, I know I have a couple more somewhere in my replays I am just too lazy to look at it. This was the most refined one I have faced though.
Not much else to add to this and hope you Terran's enjoy it . Depending how this is received I may post other cool builds I face for pvz/tvz if there are any.

I messed around with this earlier, have yet to try the build described in the OP, but like you said, it relies on doing a lot of damage, because stretching out so early to ghost tech and hellbat tech put you a bit behind in the long game. Because of this I have reverted to reaper builds in this matchup, because I find it easier to guarantee damage.

I think Banelings are the best counter.

I have seen the reaper build so many times it's become second nature to hold it off almost . I think it's easier though to transition out of mass reapers though because you can still maintain some sort of map control, with this if you don't do damage or get crushed you are pretty dead/super far behind.

I think this build, the way it is written, will never become viable as you´re too exposed to early harassment. You would have to play vs a bad zerg, or get very lucky to win with this. Also, lack of marines is lack of anti-air.

Ghosts are fantastic against mutas in low numbers, but there's the mobility problem and cost

Zerglings die. Banelings are the much bigger issue, but splitting your ghosts and killing what you can can still lead to Terran winning.
That said, I posted on that Gold level thread, passed it off as bad, then I watched this replay. Much more crisp, but as what others have said, far more committed. This is essentially an all-in timing attack. The criticisms on the first thread is still valid. If the attack fails, you're basically dead.

Very cool build it is now my go to build on maps that are not reaper abusable thanks Blade5555. It makes you practice ghost snipe which is an ability you can only practice late game.

Went against this build earlier with roaches. If you have roaches against this get 2 overseers and bypass the hellbats / focus the ghosts. Try to interrupt snipe if possible. Once they're dead you're fine.
