I do get out of breath just breathing through my nose though even resting unless I breath real hard. It's pretty embarrassing, tbh. But if you concerned about it see your doctor and get a referral to an ENT. I wish I did years and years ago. Just thought I got colds / strep / bronchitis a metric fuck ton. I guess my airway just real narrow so I just can't get the proper amount of air flow.

Looks at all CSVs in a directory, moves them somewhere else for staging (planning to do data cleanup here), add a column = file name, then append them all into one big CSV. Super simple, but I'm really happy I figured out how to get it working. Now to learn how to download CSVs from a site, then learn to scrape a site every so often for metadata/updates...

"Oh, we think we came down in price too much, so we don't want to pay for the Radon mitigation. And we'll give you $200 less than you want for all the other shit that's broken around the house on top of that." Yeah bro, it's a nice place but it's not as nice as you think it is. And no other buyer is going to eat the cost of the broken stuff or Radon fixes. If you wanted more, you should have made sure it was better before you put it on the market. smh

(I.e., they are trying to close on another place that they are moving into.) If so you have a lot of leverage over them.

They want to close on the date we agreed, so if they break off with them they'll be forced into owning for another month at least while they put it back on market. That's not a huge amount of leverage, but they're really insistent that they could have gotten an extra $5000 out of us. Which seems like such a small amount to be haggling over at this point, I think they're just bitter.

They need to decide whether an extra month + the hassle of doing all this over again is worth $5000. Being willing to walk away from a deal if you don't like it is a non-negligible amount of leverage as it is.

We talked the price down a bunch since the roof wasn't in good shape, but this was all done in the back and forth before a closing date was decided lol. Or I'm forgetting how things went.

Which is stupid. If they really thought they could have gotten a better price, they wouldn't have agreed to our request. And anyone else is going to ask for those things to be fixed/replaced/updated anyway, so they're going to eat that cost no matter what. I don't mind taking a bit less, but they're barely offering enough to replace the fridge, let alone all the other stuff that needs looking at. Ugh.

We told them we'd either want an amount of money or for them to fix everything themselves, but now they're saying that the negotiated price was low enough for the current house that they don't want to pay what we're asking to replace the broken fridge/dishwasher/other odds and ends, do the Radon mitigation, and fix the stupid water heater vent that was improperly installed. As if had we just given them what they wanted at the beginning, they would have no problem paying for it. Which is stupid. Have you itemized all of your costs, or just given them a number? For example, if you give them a number, and then itemize it into each of the specific issues, then you can challenge them to identify which one of your replacement costs is too much. At the end of the day, if you want to buy at that price more than they want to sell at that price, they're always going to have leverage over you. The guy that is genuinely willing to walk away first is the one that will get the deal he wants.

I think we still have leverage. If they wanted to walk away, they would have during our first price negotiation. We'll see. I'm not so tied to the place that I'll bend over backwards to get it.

The way it works (or at least for us) is that you agree what you think it's worth based on regular stuff (location, age, updates, etc), and then the inspector tells you what's broken that you couldn't tell right off the bat. Then they either replace/fix it or they give you what they think it's worth to fix/replace. A fridge, dishwasher, house maintenance, and Radon mitigation is more than what he's offering, by like a lot. It shouldn't be as complicated as it's being. He's just looking at our negotiations like the fact that he came down $5000 means he "lost" that much and doesn't want to "lose" more, like the next person will just give him what he wants and then not ask to replace things.

If he has an agent the agent should be pounding some sense through his thick skull, because agents hate nothing more than long, drawn-out negotiations. Oh I'm sure they are. I heard secondhand about it from my realtor (both of our realtors work in the same building so it was just scuttlebutt), nothing specific has come through from the attorneys yet. I'm hoping it'll work out just fine but every time I hear this person's notes through the realtor or attorney, they just sound like a punk. Sigh. At some point I'll own a home.
