You see the opportunity, you look at the risks and calculate what you can, then you move in or miss the opportunity. Thats pretty much it. If you don't try and/or try to be the 100% safe guy, when it comes to critical decisions like this one, running your own business (successful) is not for you. I'm sure they know what to do with all the space. Its better to have a lot of space to use for your ideas than running out of it left and right. In the end, even the biggest place is too small for all of your Ideas. Best of luck Take, I'm sure it will work out. Work hard and a supportive fan/customerbase will never fail you  .
