Fix and replace stuff you're legally meant to in an expedited manner. Be nice. Profit++ + Show Spoiler + Also make sure you background check all of your tenants before actually agreeing to make them your tenants because legally getting someone out of your house is ridiculously long and tedious. I recommend an independent referencing agency or even just going through some estate agents or whatever. Going with estate agents and they should do that normally.

Honestly, it's mostly about stuff like this. Your renters are paying for a service/product, so if you can make their experience with that service/product good then it's the best. My current landlord is amazing: when I have problems, he takes them seriously and deals with them fast. When I don't, he doesn't bug me or anything. He cares that we're having a good experience as renters and it just makes all the difference. Contrast with some other landlords: "Hi, our shower literally becomes randomly hot and burns us." "Oh, well, just take cold showers sometimes." >_<

I'm sure we can reach out to someone and get a list though.

I'm really lucky in Malaysia to have a good landlord in an unending sea of selfish jerks.

I used realtor.com I really like it, you could type in a zip code and then use the map view instead of list and search really easy. I then called a realtor that I knew and mentioned the area I liked and the houses I saw. She provided some other options but ultimately we went with one I found on my own. I don't know how narrow your search is, but taking a weekend to just drive through the area, have lunch, and look for signs is also good. Especially if you go online first. I also used zillow.com but I preferred realtor. They also have mortgage calculators that I found to be a decent estimate, but a bit on the low side. Good luck!!!!

RedFin is good too The key is to do a lot of house research so that when The One comes, you can get it ASAP. Because what you want to do isn't to buy a house that's on the market for weeks, but instead a house that gets listed and then taken down maybe a day later because of how hot it is. Really prime real estate is gone really fast, and you need to be able to be decisive on something you really like. And in order to be decisive, you need to be knowledgeable and honest about what you want and what you're seeing. As an example, our house was listed for half an hour by the time we scheduled an appointment, and the listing was down by the next day. We went and saw the place, put in an offer literally that evening, and beat out the competing offer to get it. Bing bam boom, done in less than a week, and we were able to do this because we spent the previous 3 months looking at house after house until we knew what the alternatives were in the area, and so could instantly see that this house was 100% worth it even at asking price as it was pretty substantially underpriced.

Honestly, as a buyer you lose nothing by using a realtor. I can't speak for where you are, but around here they get early access to listing and have an SQL style database where they can sort whatever you want and easily check into all sorts of abstract different locations, features, etc quickly and easily with alerts being sent to you instantly before they hit the general listings on stuff like Realtor.com etc. It is also likely with a legit realtor you can just go look at a place whenever without it being an open house, whereas when you are trying to buy it becomes a pain as a relative "nobody" in the property business to set up meet and greets and walkthroughs other than open houses. And you pay nothing, its the seller who is losing money on it being a brokered deal. Makes it easier I think, because in order to get good stuff you need to jump on it within maybe an hour. A good realtor will also have no problem shwoing you around the market comparable, and telling you places to avoid. They should straight up tell you "wow, this is a shitty money pit, we shouldn't bother." etc
